- Speak with your bank or mortgage broker to arrange the best loan to suit your needs.
- Prepare a short list of areas that suit your lifestyle. Keep in mind affordability and accommodation requirements.
- Research sales in those areas and inspect as many properties and attend as many auctions as you can. Biller Property can assist you with your research.
- Be ready to act quickly and confidently when you find the perfect property.
- When you find a property that suits your requirements, ask for a copy of the sale contract to be sent to your solicitor or conveyancer.
- We recommend that you conduct a strata search when buying an apartment and arranging a building and pest inspection when purchasing a house to make you aware of any current issues or defects with the building or property.
- Once your solicitor or conveyancer is satisfied with the contract and you are comfortable with the state of the property, you are now able to make an informed decision to proceed with an offer on the property or attend the auction. An offer can be made verbally or in writing. Remember to specify any terms at this initial stage, for example a delayed settlement.
- If you are bidding at an auction, we recommend you read the Office of Fair Trading’s “Bidder’s Guide” before you attend the auction. You can find a copy of the Bidder’s Guide here.
- Once negotiations have been finalised, you will be required to sign the sale contract and pay a deposit, usually 10%. Your deposit will be held in trust in an interest bearing account until settlement. Interest is normally equally divided between you and the vendor. The vendor will sign their sale contract and the solicitor/conveyancer or agent will exchange the contracts.
- On settlement day, your solicitor or conveyancer may request that you have a pre-settlement inspection before settlement takes place. This is to ensure that the property is in the same condition as when you last inspected it and that all the inclusions are as per the contract you signed.
